  • Decreasing buyer demand is reflected in the Months Supply of Inventory stats, which is finally showing movement away from the extreme sellers' market. 

  • Decreasing buyer demand = Less competition and downward pressure on home prices

  • Prices are indeed leveling off from their crazy highs, and sellers are making more price reductions

  • Normal buyer contingencies/protections are coming back to transactions.

  • Increased buyer hesitations are leading to more competition for rental properties = rents are continuing to increase significantly

  • Home builders are getting especially motivated to sell completed homes as they foresee increased economic headwinds and want to offload inventory to reduce holding costs.
